Two 12-story Condos at the Clevelander –
South Beach

Two 12-story Condos at the Clevelander – South Beach

The Clevelander, Miami’s legendary nightlife venue, could swap its hard-partying ways for luxury condos. Looking to revitalize Miami Beach’s Art Deco skyline, developer Jesta Group has proposed adding two 12-story luxury condos to the property. According to the Montreal-based owners, if approved, the hotel will remain intact but will give up its outdoor entertainment license, which has allowed raucous parties to take place there for decades.

Jesta had previously proposed replacing the iconic hotel with a 30-story residential tower. However, the project's height and scale faced opposition. While their latest proposal (150 feet) also exceeds Ocean Drive's 50-foot height limit, its reduced scale has received positive feedback.

An elegant combination of ivory travertine and matte black steel beams will lend the supertall an expressly vertical appearance. Inspired by modernist skyscrapers and Milanese mid-century design and fashion, the 90-story tower will also feature a gold beaded “necklace” on its street level, giving it a uniquely warm luster and shine.

All units will be delivered turnkey with glamorous finishes by D&G founders, Domenico Dolce and Stefano Gabbana, translated by M2Atelier studio. Furnished to the tee, and including rare wood, bathrobes, and even books on shelves, D&G has anticipated its residents’ every whim and desire. Every home will be thoughtfully designed to easily transition from a residence to separate suites, each with its own private entry, to be simultaneously utilized by owners and hotel guests without compromising privacy, making it a smart investment.

Highlight amenities at the world’s first Dolce & Gabbana Residences include a statement Porte Cochere, six food and beverage outlets including a D&G-curated restaurant and two bars in the double-height lobby, the Dolce&Gabbana 888 Pool Club with pool bar and restaurant, an indoor paddle court and boxing gym, a golf simulator, cold and hot plunge pools; a recovery spa, theater space, a wine cellar, and much more. Further, it will house a Rolls Royce house car and an on-site tailor in true D&G fashion.

Prices range from $3.5 million to $35 million, with a choice of one- to four-bedroom residences.

ONE Park Tower by Turnberry at SoLé Mia – North Miami

Groundbreaking – January 2024 | Completion – Summer 2026

ONE Park Tower by Turnberry at SoLé Mia – North Miami

Developers Carlos Rosso and Turnberry Development secured a $172 million loan to build SoLé Mia’s first condo building. The Arquitectonica-designed luxury tower will sit overlooking a one-of-its-kind, seven-acre Crystal Lagoon. This swimmable centerpiece crystal-clear lagoon will be the equivalent of 21 Olympic-sized pools.

ONE Park Tower by Turnberry will rise 33 stories with 299 bespoke residences. Reimagined for next-gen living, all residences at this waterfront tower will feature interiors by New York-based Meyer Davis Studio, oversized private wrap-around terraces, high ceilings, porcelain floors, oversized master bedrooms with soaking tubs, spacious walk-in closets, and plenty more.

The gated community will have 37 acres of active and passive green spaces, complete with eight miles of biking and running trails. It will also have private pools, pickleball courts, a state-of-the-art wellness center with spa and massage facilities, a dedicated children’s playroom, a library, a climate-controlled wine room, co-working facilities, and electric car charging stations.

The Lagoon Café along with Turnberry's dedicated beach concierge will set the tone for resort-style living in this walkable neighborhood. Residents will also have access to a Matar Academy campus (K-5 school), a University of Miami outpatient health care center, and Reserve Padel Club as part of SoLé Mia’s 184-acre, master-planned community.

Prices for remaining units start at $800,000, with a choice of one- to three-bedroom residences.

Ruling Affecting
Edition Residences and Other Condo Buyouts

Edition residences

With a Florida appeals court upending Biscayne 21’s condo termination due to less than 100% owner consent, the future of Edition Residences is up in the air. Pre-sales for Two Roads’ branded luxury condo tower have been underway for more than a year, with prices starting at $1.7 million and groundbreaking scheduled for 2024.

After purchasing the majority of units at Biscayne 21, Two Roads voted to amend its condo declaration, so it wouldn't need 100% approval to terminate the association. However, with the appeals court ruling in favor of unit owners, the Miami-based developer would now need to buy out 100% of the units before being able to move forward with its plans for the 56-story, residence-only Edition tower. Two Roads plans to appeal to the Florida Supreme Court if it is denied a rehearing in the case.

The court ruling further spells trouble for other condo buyout deals in South Florida, since most older association documents require a 100% owner approval for termination. With tight lending terms and the added disadvantage of requiring 100% consent, developers will be quicker to step away from deals that could potentially go south.
