South Florida's pre-construction market continues to stay hot with five new condo projects launching sales this February. Newgard’s Natiivo, Stephen Ross’ Shorecrest, and Sympatico’s Mr. C Hotel and Residences are a few of the announcements that made headlines this month in Fort Lauderdale and Palm Beach. Further, given the demand for luxury housing in Fort Lauderdale and surrounding areas, luxury apartment towers Circ Residences and Havn Residences & Yacht Club converted to condos, offering the first few buyers unique benefits.

Natiivo Fort Lauderdale – Fort Lauderdale
Groundbreaking – Q1 2025 | Completion – 2028
With the brand’s first tower fully sold out and opening soon in Downtown Miami, Natiivo is now on its way to Fort Lauderdale. Launching sales this February, developer Newgard Development Group revealed that this will be the neighborhood’s first tower to be specifically designed and licensed for short-term rentals.
The 40-story Natiivo Fort Lauderdale will be designed by Arquitectonica. All 384 condo units will be delivered fully finished and furnished with interiors by Pompano Beach-based IDDI. Located at 200 W. Broward Blvd., the short-term rental-ready tower will be within walking distance of the Brightline’s Fort Lauderdale station.
Amenities at the turnkey tower include a ground-floor restaurant, a pool deck, a fitness center and spa, two pickleball courts, a dining area, and a club room. Besides its eighth-floor amenity deck, the tower will feature six floors of creative office space, 15,763 square feet of commercial space, and about 390 parking spots. Owners will also enjoy hotel-like services and be able to rent their units via Natiivo’s platform.

Shorecrest – West Palm Beach

Developer Related Cos. launched sales for the Shorecrest Residences and mentioned it will soon be opening its sales gallery this February. Perched at 1901 N. Flagler Drive, the waterfront condo tower along the Intracoastal will also feature a new 21,511-square-foot religious facility and preschool as it replaces the Temple of Israel.
Designed by Connecticut-based Roger Ferris & Partners, Shorecrest will rise 26 stories with 140 extra-large residences. The waterfront high-rise will feature a curvilinear façade and extraordinary interiors by Rottet Studio. Units in the luxury tower will range from 1,500 to 4,700 square feet —giving its owners a true sky home experience.
Highlight amenities at this stunning tower will include a 60-foot rooftop pool with a 50-foot sun shelf and dining area, rooftop lounge areas, and a sixth-floor Club featuring a private dining room, café, cocktail lounge, screening room, game room, and virtual reality lounge. There will also be a spa suite, yoga room, fitness center, executive meeting space, and a coworking lounge. Landscape design will be handled by DSBoca.
Prices range from $1.3 million for a one-bedroom to $9 million for a four-bedroom residence.
Mr. C Hotel & Residences – West Palm Beach
Groundbreaking – 2024 | Completion – 2026
After extremely successful sales of Mr. C Residences in Coconut Grove, developer Miami-based Terra Group has partnered with Palm Beach-based Sympatico Real Estate launched sales for their joint venture, the Mr. C Hotel & Residences this February. Located at 320 Lakeview Ave., the condo-hotel will bring Downtown West Palm Beach its first branded luxury development.
Designed by Arquitectonica, Mr. C Hotel & Residences will rise 25 stories with a mix of 146 luxury condos and 110 hotel rooms. The LEED-certified tower will feature units ranging from 830 square feet to a generous 2,200 square feet in size. Meyer Davis Studio will be collaborating with Ignazio and Maggio Cipriani to infuse the project’s interiors and amenity spaces with signature design cues from the Italian brand. All residences will feature 10-foot-high ceilings, premium finishes, private outdoor terraces, plus sweeping city and water views.
Besides a rooftop pool deck featuring unobstructed views of Palm Beach and the ocean, resident-only amenities will include a fitness center and spa, a yoga studio, a coworking lounge center, a bocce court, a Little C’s children’s playground, a barbecue area, plus a dog run. Guest amenities will include another pool deck, a Bellini café and restaurant, a ballroom, a lounge, and a niche library. Some of the guest amenities will also be accessible to residents. Owners will be allowed to rent their units via the hotel operator.
Prices start at $1.5 million, with a choice of one- to four-bedroom residences.
Glass House – Boca Raton
Groundbreaking – Q1 2025 | Completion – Fall 2026
Bringing the region its first modern glass building, developers Chasen Companies and ASG Development launched sales for Glass House in Boca Raton. Designed by West Palm Beach-based Garcia Stromberg, the boutique building will rise 10 stories with 28 luxury condos. Located at 280 E. Palmetto Park Road, the condo project will replace a bank building.
With units ranging from 2,550 square feet to 3,900 square feet in size, first buyers will have the luxury to combine half-floor or full-floor units. All residences will feature 9.5-foot-high ceilings, floor-to-ceiling glass windows, and private terraces with built-in grills.
Amenities would include a rooftop pool with catering kitchen and entertainment space, a fitness center, spa facilities, and a private bar for residents. Developers will also cover the first year of membership at Sollis, a concierge medical service with a brand-new location in Boca Raton. The boutique building will further include a bi-level underground parking, offering two spaces per unit.
Prices start at $2.5 million, with a choice of two- to four-bedroom residences.
Havn Residences & Yacht Club (Renovated) – Palm Beach Shores
Due for delivery in April, developers Johnston Group Capital Management and JSB Capital Group launched sales for the recently converted and rebranded Havn Residences & Yacht Club. Featuring a $20 million renovation led by Shim Projects, the property offers 36 extra-large units spread across five buildings on 2.5 acres. The modernized residences will range from a generous 1,800 square feet to 2,700 square feet in size.
Earlier known as the Cannonsport apartments and marina complex, the 2.36-acre property was first developed in 2008. The Johnston Group converted and rebranded the property as it started renovation work. Highlight amenities at the boutique property will include a 52-slip marina managed by F3 Marina, a pool, a fitness center, complimentary bikes, kayaks and paddle boards, plus beach access with cabanas.
Prices start at $2 million, with a choice of two- and three-bedroom residences.

Adelson & Sympatico’s 25-story Condo Tower – West Palm Beach
Developer Al Adelson and affiliates of Sympatico Real Estate have filed plans to replace a pair of office buildings with a 25-story condos tower in West Palm Beach. Located at 601 and 621 Clearwater Park Road, the 1.92-acre site is home to office towers built in 1982 and 2003.
Considering the parcel sits opposite Australian Avenue from Clear Lake, the high-rise would be privy to unobstructed views of Clear Lake. Designed by Miami-based Arquitectonica, the proposed tower will feature 191 residential units, 2,675 square feet of commercial space, and a six-level garage with about 402 parking spaces. Units range from 1,719 to 4,731 square feet in size, with a choice of two- to five-bedroom floorplans.
Amenities will likely include a rooftop pool deck, a sixth-floor pool deck, a fitness center, a spa, pickleball courts, a kid's room, a teen's room, and a sky lounge.

Olara – West Palm Beach
Groundbreaking – March 2024 | Completion – 2026
Gearing up to break ground in March, New York-based developer Savanna started construction on the private dock area of Olara. The luxury condo project is set to transform the waterfront of North Flagler with single-family home-like units and 80,000 square feet of sensational amenities. Its centerpiece private dock is unlike any other in the area, featuring three for-purchase boat slips, a pair of house yachts, and a dedicated seafaring concierge.
Designed by Miami’s award-winning Arquitectonica, Olara will feature a 275-unit condo tower plus a 210-unit apartment tower. The timeless towers will be part of a 4-acre residential oasis, flaunting soft curves with glass terraces reflecting the water below. The generously sized floorplans at Olara start at 1,500 square feet, affording residents a single-family-home-like experience in the sky. Interiors will be handled by the world-renowned Gabellini Sheppard Associates.
Fronting the Intracoastal Waterway in West Palm Beach, the two 26-story towers will carry about 30,000 square feet of restaurant and epicurean marketplace space, 80,000 square feet of amenities, plus 1,570 square feet of commercial space between them. Highlight amenities will include two pool decks, a spa with a five-star recovery zone and Japanese-style Onsen, 13,000 square feet of indoor and outdoor workout spaces designed by The Wright Fit inclusive of a yoga and Pilates studio, a game room, a multimedia lounge, a co-working lounge, a library, plus lush landscaping by EDSA.
Prices start at $2 million, with a choice of two- to four-bedroom-plus-den residences.

Circ Residences – Hollywood Beach
In what’s being called the largest condo conversion in over a decade in South Florida, developer GCF Development announced the conversion of its rental Circ Residences to condos this February. Originally built in 2018, the 25-story building stands at 1776 Polk St. and is attached to a Publix.
Equipped with $133.5 million in refinancing, developer Chip Abele (of GCF Development) is converting the rental tower to cater to the increasing demand for newer units. The developer is investing millions of dollars in renovations, getting Steven G. to work on the interior design, as well as upgrading the lobby and set of amenities (inclusive of a pool deck and fitness center).
The freshly renovated Circ Residences will feature 386 move-in ready units with multiple layouts suitable for every lifestyle. Light-filled floorplans will open to stunning ocean views or the vibrant city views of Hollywood Beach. Amenities at the converted building will include an 8th-floor 1.5-acre recreation deck, complete with an oversized swimming pool, a club room, and a fitness center with a sauna and steam room. The property also includes the 11-story boutique Circ Hotel, Olivia Restaurant & Bar, and The Muse Rooftop Bar & Lounge.
Owners at the renovated Circ Residences will be allowed to rent up to twice a year, with a minimum stay of six months. Current rental data from Apartments.com shows units asking between about $2,300 a month and $5,100 a month in the building.

The Residences at Shell Bay – Hallandale Beach

Following the opening of the ultra-private Shell Bay Club in October last year – South Florida's first and only new golf club in over 25 years – The Residences at Shell Bay have garnered over $100 million in sales. Shell Bay’s Greg Norman-designed championship Golf Course and Racquet Club is a sports lover’s paradise. The facility is home to a 9-hole par 3 course, four Grand Slam surfaces, pickleball courts, padel courts, a 48-slip private yacht club, and other clubhouse amenities.
Developers Witkoff and PPG had launched sales for the waterfront residences last April. Designed by Miami’s award-winning Kobi Karp, the Residences at Shell Bay will rise 20 stories with 108 bespoke luxury condos. All units are designed to overlook the marina and championship golf course next door.

Sixth & Rio – Fort Lauderdale

Just a few months after breaking ground, developer OceanLand Investments has tapped OneWorld to lead sales and marketing for its riverfront project. Having launched in Fall 2022 under the direction of Compass, the project was only 25% pre-sold a year later.
Featuring 94 condos in an 8-story building, the boutique Sixth & Rio will rise along the south bank of New River at 501 SE Sixth Avenue in Downtown Fort Lauderdale. Previously called Aviva on the River, the tower converted from apartments to condos in 2023.
Designed by FSMY Architects + Planners, the waterfront tower will feature condos ranging from 932 to 2,296 square feet in size, along with townhouses ranging from 1,694 to 1,759 square feet. Amenities will include a rooftop swimming pool with private cabanas, a fitness center, a club room, a coffee and wine bar, a cafe/restaurant, a tropical outdoor lounge, and co-working spaces.
The first new condo project to be built in the Rio Vista neighborhood in over a decade, owners of these graciously appointed residences will be allowed to rent up to 4 times a year, with a 3-month minimum stay restriction.
Prices start in the $900,000s and go up to more than $2 million for larger units, with a choice of one- to three-bedroom residences.

Condo Developer Purchases Poinsettia Club Apartments – West Palm Beach

An affiliate of Great Gulf – the Toronto-based condominium and single-family home developer – purchased the Poinsettia Club Apartments for $28.5 million. Located at 5400 North Flagler Drive, the 2.5-acre site is a prime piece of waterfront real estate, ripe for redevelopment. The site is currently home to two three-story apartment buildings built in 1966.
Great Gulf is also one of the developers at the recently opened La Clara condominiums in West Palm Beach. The newly acquired apartment site sits about five miles north of La Clara.
